We were engaged to complete a Handover inspection of a new build 2-bedroom apartment in Stones Corner. Sounds easy right? 4 hours later we completed the list of defects which were mostly fundamental mistakes and poor quality workmanship.

The project had already over run completion by 4 weeks, so this may have contributed to the poor level of finishing and defect resolution by the Supervisor- who would more than likely had over 20 apartments in this building to push through to completion.

Sometimes overloaded Supervisors can miss defects.

Our Client engaged us to assess the property prior to listing to ensure they were offering a property which had a few obvious defects and wanted ensure all others were identified prior to sale. Additional defects were listed in the report, most of which our Client was not aware, or had grown to live with.

The Purchasers Building Inspection report found a defect free property and our Client achieved a sale price without negotiation.

Prior to purchase and after the formal offer had been made, our Clients called us in to inspect a $1.5M+ new home which they were very emotionally attracted to. We found considerable structural defects which were mostly fundamental oversights, major waterproofing issues behind concrete block retaining walls (evidence was solid), many potential termite control breaches, plumbing and drainage installation breaches, and informed our Client accordingly.

Despite the unfiltered and absolute findings, our Client proceeded with the purchase. We advised and strongly recommended that all warranties and certification documents be acquired, as “you may well be calling upon these in the future”.

Our private capital fund Clients send us out to every stage payment claim prior to payment to ensure all works are completed 100% prior to processing of payment claim. At frame stage it was reported that the roof truss tie down had not been completed, so payment was declined until completion was confirmed.

The Builder was trying to claim in advance prior to completion.

Leaking roof and significantly wide spread internal water damage prompted our Client to engage us to inspect the roof system and prepare a report for their Builder and QBCC. This report summarized the existing roofing and roof drainage system. It was confirmed that the approved roofing plan included quantity and location of downpipes, and specified dimensions of roof drainage gutters, which were not adhered to, and resultant water damage was the result throughout the complex.

Suffice to say 550m2 of roof area will not divert into 3 x 90mm down pipes…
